I am interested in purchasing a hud home but I want to know, for a hud home is the price negotiable like a normal selling house would be negotiable? Thanks everyone!
Yes, the HUD program is organized as an auction and properties are available to people who intend to live in them at the very first. If there are no buyers in that category then the auction moves on to investors. HUD prefers to sell to people who will personally occupy the house. It used to be that a buyer had to use a HUD qualified real estate agent to submit bids. You would do well to use such an agent because it is a tricky process.

Hi! I am a Realtor and the very 1st deal I completed was for a HUD home. The very 1st thing you need to do is to locate a HUD approved lender. The best way is always with A-1 credit! But it is not necessary. This is the 1st step and extremely important. (I had to resubmit the bid several times because the lender was not prepared) Your lender will let you know exactly how much you can spend. The 2nd step is to locate a HUD approved Realtor. Your Realtor will be able to search for only the properties that will suit your needs, get access to the properties, and handle your bidding and contract for you. The 3rd step is to get an attorney, they will explain each and every paper that you sign and protect your legal interests. The 4th step is to get a home inspector, they will let you know what is in good condition, which things need repair, or if something is unsafe. Depending on the local government you may need to pay a transfer tax, or a fee for lawn and leaves, etc. Once you have spoken to the lender everything will seem much more clear, and things will begin to fall into place. What is the differnce between a REO and a HUD home?

I’m looking to buy an investment property in Atl, GA but don’t know what is the difference between a REO and a HUD home. Can anyone tell me if they are the same or if one is better than the other?
Go with the HUD home. HUD makes sure everything is in good order before they sell, you take your chances with a regular REO.

How long to close on a cash pay HUD home?

We have had our offer accepted and our inspection is scheduled for next Thursday. After that is done, how long will it take to close on our HUD home since we are paying cash? They said “up to 30 days” but we would like to close as soon as possible. How quickly can this be?
Well, it is the federal government, and they aren’t known for speed. Count on the 30 days, if all goes well!
